Where the Sea is Clear
and the Days are Yours

An award-winning private resort that is completely yours — 300 metres from the beach, about 2.5 hours from Bangkok.

SandScape is a boutique collection of four private pool villas in Sam Roi Yot, on the clearest stretch of sea within easy reach of Bangkok. Two villas remain: one fully furnished and ready to move into this December, and the last villa of the new design, finished to your taste by early 2027. Foreign buyers own the house in their own name on a registered long lease of the land — explained in plain English on our Ownership page.

Ownership & Long Lease

Can foreigners own a home here? Yes.

Foreign buyers own the villa itself in their own name and hold the land on a 30-year lease registered at the Land Office, with two further renewal options written into the contract. The remaining lease and the house pass to your heirs. We walk you through it in plain language — no jargon, no pressure.

The Location

The clearest sea near Bangkok

Sam Roi Yot is a quiet stretch of coast beside its namesake national park — calmer and more private than the busier resort towns, yet only about 2.5 hours from the city. A coming high-speed rail link is set to bring it closer still.
