At SandScape a foreign buyer owns the house in their own name, and holds the land on a 30-year lease registered at the Land Office — with two further renewal options written into the contract, and the right to pass both the house and the remaining lease to your heirs. Why this structure

The honest path for a landed villa

Thai law does not allow a foreigner to own land in their own name, so for a landed villa the established, transparent route is a registered land lease plus ownership of the house. The lease is recorded on the title deed at the Land Office, so it is public and enforceable. Renewal options and succession are written into the contract — not promised verbally. A Thai spouse can hold the land outright, which changes the structure; ask us and we will explain both.

Reservation is ฿100,000. The payment schedule depends on the villa and is sent to you in writing before you commit — and we encourage you to have your own lawyer review the contract.
